Job Description

Our client, a leading real estate developer specializing in high-quality commercial and residential projects. They are seeking a Senior Executive/Executive - M&E Services. The ideal candidate must have experience in managing retail properties and a strong background in mechanical and electrical services.

- Liaise with external service contractors to coordinate required work.
- Support the operations and maintenance team in daily tasks.
- Coordinate with cleaning, security, pest control, and landscaping teams for daily operations.
- Manage procurement of maintenance parts, issue Purchase Orders, and assist in contract evaluation with the superior and maintenance team.
- Coordinate maintenance and repair works with landlords.
- Obtain quotations and execute preventive and corrective maintenance measures for the mall.
- Follow up with tenants on defects, preventive maintenance, and corrective actions in their units.
- Conduct visual inspections for fire safety and food hygiene, ensuring compliance.
- Recommend and develop long-term preventive maintenance plans based on daily operations.
- Compile utilities charges for submission to the superior landlord.
- Assist with administrative tasks such as preparing circulars and tabulating chilled water billing for tenant invoicing.
- Obtain quotations and execute feasibility studies for reconfiguration works.
- Ensure smooth and timely execution of tenant fitting out, reinstatement, and reconfiguration works.
- Coordinate the submission of documents to relevant parties and authorities, including the superior landlord.
- Participate in emergency management and provide support during evacuations.
- Assist in the annual budgeting process, manage expenditure, and oversee capital expenditure (CapEx).
- Monitor monthly expenditure and CapEx, explaining any budget variances.
- Perform other duties as assigned by the company

Requirements:
- Diploma in Building/M&E/Facilities Management/Real Estate Management or its equivalent
- Minimum 2-3 years’ experience preferably in managing retail mall
- Self motivated and possess good interpersonal and communication skills
- Ability to work independently and multi-tasking oriented
- Working location: Orchard Road
